Why Spring Sellers Have an Edge in the Twin Cities Housing Market
Spring Sellers Have an Edge. Here’s Why.
Homeowners looking to sell in the Twin Cities real estate market usually want three things: plenty of interested buyers, strong offers, and a short timeline. Historically, spring is the season that most often delivers all three.
So, if a move has been on your mind this year, this is the window where momentum tends to work in your favor. Here’s what makes this season so powerful for sellers.
1. More Buyers Will Be Looking
Each year, buyer activity in the housing market typically ramps up in the spring. Families often want to move before summer, and many buyers who paused their search during the winter re-enter the market.
We consistently see this in the Twin Cities housing market, where showing activity increases once the weather improves and more homes hit the market. Take a look for yourself (see graph below):
And this year, there’s more than just the seasonal trend working in your favor. Mortgage rates are also sitting near 3-year lows – and that combination matters.
More buyers + improving affordability = more eyes on your house.
That doesn’t mean the market will return to the frenzy of the pandemic – far from it. But it does mean more buyers will be ready to re-enter the market. You should make sure your house is listed so you can take advantage of the uptick in demand. Because more activity means one thing: more opportunity to get a deal done.
2. Spring Listings Often Receive More Offers
When buyer activity increases, the chances of receiving multiple offers also improve. While today’s market isn’t the same as the intense bidding wars we saw several years ago, many Twin Cities homes that are priced and prepared properly are still attracting multiple buyers. And history shows that’s usually true.
If we look at the data for the last three years from the National Association of Realtors (NAR), and take the averages for each month, it’s clear sellers in the Spring get more offers (see graph below):
During spring, we typically see:
• More listing views online
• More showing requests
• More offers compared to winter months
Buyers often feel more urgency this time of year because they want to move before summer or before the next school year begins.
For homeowners, this increased competition can create stronger negotiating power and better overall terms.
3. Homes Tend To Sell Faster in the Spring
Another consistent trend in real estate is that homes generally sell faster in the spring (see graph below) compared to the winter months. In the Twin Cities real estate market, winter can naturally slow things down due to bad weather, holidays, and fewer buyers actively searching.

On average, homes sell 20 days faster in the Spring compared to the Winter. That’s almost 3 weeks shaved off your timeline. And that's a difference you can feel.
Since homes have been taking longer to sell lately, listing your house during what’s usually the most active time of the year means you’re setting yourself up to move as quickly as possible. And isn’t that what sellers really want?
The faster your home sells, the earlier you can move on to what’s next for you.
If you’re eager to go on to your next chapter, need to downsize, or you’ve run out of space, Spring may be your best time to sell.
Strategy Still Matters in Today’s Market
Even though spring creates more momentum, success still comes down to strategy.
Pricing correctly, preparing the home for the market, and creating strong marketing exposure are what truly separate listings that sell quickly from those that sit.
At the Sandy Erickson Real Estate Team, we help homeowners throughout the Twin Cities and North Metro communities position their homes to stand out in today’s market.
That includes:
• Strategic pricing based on current local data
• Professional marketing and photography
• Targeted exposure to active Twin Cities buyers
• Guidance through every step of the selling process
Spring doesn’t guarantee a sale. But this season gives you something valuable: momentum.
More buyers. More activity. More opportunity.
The real question is: if you’re going to sell this year, why not do it when the odds are in your favor?
If you'd like to understand what your home could sell for in today’s market, the Sandy Erickson Real Estate Team would be happy to provide a quick equity update or home move plan.
