What Does an HOA Actually Cover?

If you’re looking to buy a townhome, condo, or even some single-family homes, chances are you’ll run into a homeowners association (HOA).

One of the most common questions buyers ask is: What does an HOA actually cover?

The short answer? It depends. Not all HOAs are the same, and coverage can vary quite a bit from one association to another. That’s why it’s so important to review the HOA documents carefully and understand exactly what you’re paying for. 

Here are some of the most common things an HOA may cover:

Exterior Maintenance

One of the biggest benefits of HOA living can be reduced exterior maintenance.

Depending on the community, the HOA may handle things like:

  • Roof replacement

  • Siding repairs

  • Exterior painting or staining

  • Deck maintenance

  • Shared road or driveway maintenance

However, this varies a lot by property type. Condos and attached townhomes are much more likely to include exterior home maintenance. With single-family homes or detached townhomes, the HOA often does not cover exterior maintenance of the home itself and may only maintain shared common areas, entrance signage, ponds, trails, or green space.

That’s why it’s important not to assume exterior maintenance is included just because there is an HOA.

Lawn Care and Snow Removal

This is a big reason many buyers like HOA living.

Common services may include:

  • Lawn mowing

  • Snow plowing

  • Sidewalk shoveling

  • Irrigation maintenance

This can be especially appealing for busy professionals, frequent travelers, or homeowners looking for a lower-maintenance lifestyle.

Shared Utilities

Some HOA dues include utilities, while others do not.

Depending on the association, dues may cover:

  • Water

  • Sewer

  • Trash and recycling

  • Internet or cable

  • Heating (in some condo buildings)

This is why HOA fees should never be judged by price alone. A higher fee may include expenses you would otherwise pay separately.

Amenities

HOA dues often help maintain shared amenities such as:

  • Pool

  • Clubhouse

  • Fitness center

  • Walking trails

  • Playground

  • Shared green space or lakeshore

If amenities matter to you, make sure you understand both what exists and how well it’s maintained.

Insurance

This is one area buyers often misunderstand. Most associations carry a master insurance policy, but that doesn’t mean everything is covered. The HOA policy often covers common areas and portions of the exterior structure, you may still need your own policy for personal belongings, interior improvements, liability, and certain deductibles.

Final Thoughts

An HOA can offer convenience, lower-maintenance living, and amenities that many buyers love. But before buying into an association, it’s important to understand what is covered, what is not, and whether the HOA fits your lifestyle and goals.

In Minnesota, most properties in an HOA fall under the Minnesota Common Interest Ownership Act, which includes the CIC 10-Day Right of Rescission. This gives buyers 10 days to review the association documents after receiving them and decide whether they want to move forward with the purchase. Think of this contingency similarly to a home inspection contingency. It gives buyers time to review the HOA’s finances, rules, insurance, and overall health before fully committing.
