If you’re thinking about selling, one of the first questions you probably have is: How long is this going to take?

The honest answer? It depends. But I can give you a realistic framework so you know what to expect.

The Average Timeline

From the day you go live on the market to the day you close, most homes take 45–75 days in today’s Twin Cities metro market.

Here’s how that typically breaks down:

1. Preparation (2–4 weeks)
Before we ever hit “active,” there’s prep work:

  • Decluttering & packing

  • Minor repairs

  • Paint or carpet updates (if needed)

  • Staging

  • Professional photography

This phase matters. Homes that are well-prepared almost always sell faster and for more money.

2. Active on Market (1–30 days)
Depending on price, condition, and demand, you could:

  • Accept an offer the first weekend

  • Or be on the market a few weeks

Pricing correctly from the start is key. Overpricing is one of the biggest reasons homes sit longer than they should.

3. Under Contract to Close (30–45 days)
Once you accept an offer:

  • Inspection happens (usually within 5–10 days)

  • Appraisal follows

  • Loan approval is finalized

  • Closing day is scheduled

Most financed buyers need about 30–45 days to close.


What Impacts the Timeline?

Every home is different. The biggest factors include:

  • Pricing strategy

  • Condition & presentation

  • Location

  • Time of year

  • Buyer demand & inventory levels

For example, homes that are updated, clean, staged, and priced properly often move quickly — even in a shifting market.

On the other hand, homes that need work or are priced aggressively may take longer.


Can It Be Faster?

Yes.

In a strong seller’s market, it’s possible to:

  • List on Thursday

  • Show all weekend

  • Accept an offer by Monday

But even then, closing still usually takes 30–45 days unless it’s a cash buyer.

Plan for about 60 days from list to close — give or take.

The smoother the prep and pricing strategy, the more predictable the timeline becomes.
