Top 3 Mistakes Sellers Are Making in 2026

What Are the Top 3 Mistakes Sellers Make When Selling a Home?

If you're thinking about selling your home in today's market, you may be wondering what separates the homes that sell quickly and for top dollar from those that sit on the market.

After more than 23 years in real estate, I've found that most sellers don't run into trouble because of the market itself. Instead, they make one of a few common mistakes that can impact their final sale price, time on market, and overall experience.

Here are the top three mistakes I see sellers make—and how to avoid them.

1. Overpricing the Home

This is by far the most common mistake sellers make.

It's understandable. Many homeowners remember hearing about homes selling in multiple offers, often over asking price, and assume those conditions still exist today. Others base their value on what a neighbor sold for several years ago or on how much money they've invested in the property.

The challenge is that today's buyers have more choices than they did during the height of the seller's market. They're comparing homes online before ever scheduling a showing, and they're quick to move on if a property feels overpriced.

When a home is priced too high, it often results in:

  • Fewer showings

  • Longer time on market

  • Price reductions

  • Lower offers

  • Buyers wondering what's wrong with the property

Ironically, homes that are priced correctly from the beginning often create more buyer interest and can sometimes generate stronger offers than homes that start too high and chase the market downward.

The goal isn't to test the market. The goal is to position your home where buyers see value and feel motivated to act.

2. Over-Improving or Under-Improving the Home

Another mistake sellers make is either spending too much money before listing or not preparing the home enough.

Some homeowners think they need a complete kitchen remodel, all new flooring, or major renovations before selling. In many cases, those projects don't provide a full return on investment.

On the other hand, some sellers skip basic repairs, maintenance items, decluttering, or staging opportunities that could significantly improve buyer perception.

The key is knowing the difference.

The best preparation plan focuses on improvements that help buyers see the home's value without overspending. Sometimes that means fresh paint, carpet cleaning, landscaping, lighting updates, decluttering, or minor repairs. Other times, it may mean doing very little at all.

Every home is different.

That's why our team provides personalized recommendations so sellers know exactly where to invest money—and where not to.

3. Choosing the Wrong Realtor

Many homeowners don't realize how much their choice of Realtor impacts the outcome of their sale.

Selling a home involves far more than putting a sign in the yard and entering information into the MLS.

A great Realtor helps you:

  • Develop a pricing strategy

  • Create a home preparation plan

  • Market the property effectively

  • Negotiate offers and inspection issues

  • Manage timelines and deadlines

  • Keep transactions together when challenges arise

The reality is that not all Realtors provide the same level of service, experience, communication, marketing, or negotiation skills.

The wrong Realtor can cost you money through poor pricing, weak marketing, missed opportunities, or lack of guidance.

The right Realtor becomes your advisor, project manager, marketer, negotiator, and problem solver all in one.

Perhaps most importantly, they're there to be the non-emotional voice throughout the process, helping you make smart business decisions when emotions naturally run high.

The Bottom Line

The sellers who have the most success today aren't necessarily the ones with the nicest homes. They're the ones who avoid these three common mistakes.

They price strategically.

They make smart preparation decisions.

And they partner with the right professional to guide them through the process.
