When Should You NOT Refinance Your Mortgage?
Refinancing gets talked about a lot when rates move—but it’s not always the right move for everyone.
Last week we covered when refinancing can make sense. Today, let’s look at the other side—because sometimes the better decision is to stay right where you are.
Here are a few situations where refinancing may not be the best fit:
When Refinancing Might Not Make Sense
1. The closing costs outweigh the savings
Refinancing isn’t free. If the upfront costs are more than what you’ll actually save each month, it may not be worth it.
2. You plan to move in the next few years
If you won’t be in the home long enough to “break even” on the costs, refinancing can end up costing you more than it helps.
3. You already have a low interest rate
If your current rate is already strong, refinancing into a similar—or even slightly better—rate may not make a meaningful difference.
4. You’re resetting your loan term
Starting over with a new 30-year loan can lower your payment, but it often means paying more interest over time.
A Better Option to Consider
If your goal is simply to pay off your home faster, refinancing may not be necessary at all.
Making extra payments toward your principal—even small ones—can reduce your interest over time and shorten your loan without the cost of refinancing.
It’s Not Just About the Rate
A lot of people focus on interest rates alone, but that’s only part of the picture.
Sometimes the numbers just don’t work—and that’s actually helpful to know.
