Getting your home ready to sell doesn’t have to mean spending a fortune. In fact, some of the most expensive updates homeowners consider rarely pay off when it’s time to list.

Don’t finish that basement
Finishing a basement can feel like a smart way to add value, but most sellers only get back about half of what they spend. Some buyers actually prefer an unfinished space so they can design and finish it their own way. Unless it’s common for your neighborhood, this project usually isn’t worth the investment before selling.
Don’t over-improve for your neighborhood
There’s an old saying in real estate: “Buy the worst house in the best neighborhood.” Why? Because homes should match the overall value of the area. If most homes nearby have laminate counters, yours likely doesn’t need quartz to compete. This is especially true in townhomes or neighborhoods where homes are very similar. Over-improving rarely brings a full return.
Don’t take on major renovations
Full kitchen remodels, new counter tops, bathroom renovations, or large landscaping projects may look great—but you typically won’t get your money back when you sell. Buyers have their own tastes and often want to make updates themselves once they move in.
The goal: show well, not over-spend
When preparing to sell, the goal is simple: make your home clean, well-maintained, and easy for buyers to picture themselves in. It doesn’t need to win a design award.
