Mortgage Rates Just Hit Their Lowest Point of 2025—Here’s What That Means If You’re Buying (or Selling) in 2026
If you’ve been waiting for a little good news on mortgage rates, we just got some. According to Freddie Mac’s weekly survey, the average 30-year fixed mortgage rate dropped to 6.15% at the end of December—marking the lowest level we’ve seen in 2025 and the lowest since October 2024.
Even more encouraging? This marks the third straight week mortgage rates have moved lower.
A quick look at the numbers
- 30-year fixed (weekly average): 6.15%
- 15-year fixed (weekly average): 5.44%
- Daily rate trends: hovering around the low 6% range
Why this matters (and why it’s not a magic fix)
Lower mortgage rates help buyers in two key ways: they can reduce your monthly payment and improve your buying power. Even a small rate shift can make a noticeable difference over the life of a loan.
That said, affordability is still a challenge. Home prices and monthly payments have risen much faster than incomes over the past few years, and experts agree it may take time—along with steady rates and income growth—for buyers to truly feel relief.

Will rates continue to drop?
Possibly—but no one can time the market perfectly. Mortgage rates remain sensitive to inflation data, employment reports, and broader economic trends. As new data is released in early 2026, rates could continue to ease—or move back up.
My take for buyers
- If you’re close to buying: now is a great time to re-run numbers with your lender and see what’s changed.
- If you’re waiting for the “perfect” rate: focus instead on a monthly payment that fits your life.
- Have a plan: be ready to act if rates improve, but don’t let rate watching stall your goals.
What this means for sellers
When rates dip—even slightly—buyers tend to re-enter the market. That can mean more showings and stronger competition, especially for homes that are well-priced and well-prepared.
