Are Investors Really Taking Over the Housing Market?

We’ve had quite a few conversations lately where people are concerned about investors buying up all the homes.

And we get it. The headlines make it sound like big companies are out there scooping up everything… which can feel frustrating if you’re trying to buy.

But when you look a little closer, the story isn’t quite what it seems.

Most “Investors” Aren’t Big Companies

When people hear the word investor, they often picture large corporations.

In reality, most investors are everyday homeowners.

  • Someone who kept their last home and turned it into a rental
  • A couple who owns a cabin up north
  • A neighbor with 1–2 rental properties

When all of those get grouped together, it can make investor activity sound much bigger (and scarier) than it actually is.

What We’re Seeing (National + Minnesota Perspective)

Nationally, large institutional investors (the big companies) own less than 1% of single-family homes.

And right now, they’re actually stepping back.

  • Data shows they’re actually selling more homes than they’re buying: selling 4 homes for every 1 they're buying
  • Meaning they’re adding inventory back into the market, not taking it away

Here in Minnesota, we’re seeing something similar.

  • The majority of purchases are still owner-occupied buyers
  • Investor activity exists, but it’s not dominating the market
  • In many Twin Cities areas, homes are still primarily being purchased by everyday buyers competing with each other

What This Means for You

If you’re a buyer, this is important:

You’re not competing with Wall Street nearly as much as it might feel like.

You’re mostly competing with other buyers who are in the same position as you.

And with more inventory coming on the market this spring, that gives you more opportunity than we’ve seen in the past few years.

Bottom Line

It’s easy to assume investors are taking over. But the data—and what we’re seeing locally—tells a different story. If you’ve been holding off because of this concern, it may be worth taking another look.
